What is allowed on the balcony?
Grill/BBQ is allowed. Outdoor furniture is allowed. Plants, but not vein or garden types.
Regulations on renovations
Contact Property manager and receive approval from the Board prior to start. Renovation work should be limited to the hours 9am to 5pm Monday to Friday.
Where is my circuit breakers?
Each residence unit has a single breaker panel located in your entry closet or laundry/utility room. The panel provides power to your unit and is made up of several breakers. Each breaker provides power to a specific part of the unit or a particular item in the unit (e.g. one breaker will provide power for all outlets and switches in a room, or one breaker will provide power for the refrigerator). If you overload one of the outlets, the breaker will trip.
Where is my hydro meter?
It is in the sub-electrical room in the garage.
Where is the furnace?
It is located in the utility room. Furnace filter can be purchased from the property management office.
Where is the gas shut-off valve?
Main gas shut-off valve in your home located at the base of the hot water tank in the utility room.
How do I operate the thermostat?
Contact the Property Management Office for the superintendent to give you a thermostat demonstration.
Where is the water shut-off valve?
Your water shut-off valve is located in your utility room and should be labelled for easy identification. There is only one main water shut-off valve in your home. If you need to turn off the water for your home, turn the valve so that it is perpendicular to the pipe. In case of a plumbing emergency, every member of the household should know the location of the valve. It is the responsibility of the homeowner or renter to obtain adequate home insurance for their contents.
Laundry room procedure?
Turn on fan in the laundry room when using the dryer. Pull down the lint trap cover in the ceiling at least once per week and manually remove all lint that has accumulated so that it does not block the air passage being vented to the outside.
Are pets allowed? Size/number limit?
Yes. City of Toronto by-laws allow 3 dogs or 6 cat maximum.
Who to contact regarding issues with the unit?
Flooding/leaks, plumbing, HVAC, broken window, noise complaints. Please contact property management office or security.
Can I change the lock of my unit?
You may change your lock to the unit as long as the new one is re-keyed to the Corporation's suite master key. If it cannot be keyed to the master, you must provide the Property Management Office with a duplicate key for use in emergencies.
