Where is the gas meter?
The gas meter is below the unit hanging from the ceiling in the garage.
Where are the gas shut-off valves?
There is one main gas shut-off valve in your home located at the base of the hot water tank in the utility room. Also, where applicable, an appliance gas shut-off value has been provided, which is located behind the appliance (i.e. stove and/or dryer).
How do I operate the thermostat?
Contact the Property Management Office for the superintendent to give you a thermostat demonstration.
How often should I replace my furnace filter?
The air filter, located in the handler of your home heating/cooling system, should be cleaned and replaced as often as necessary to prevent restricted air flow (recommend at least monthly).

The standard air filter (6"x12") can be purchased from the Property Management Office at cost. For units in the small 500 block, residents will need to purchase larger filters from a hardware store such as Canadian Tire.
Why is there a fan in my laundry room?
The laundry room fan must be turned on and left on when using the dryer in order to remove moist air; otherwise condensation may form in the ducts and create a leak. Failure to operate the fan will create excessive condensation throughout the home. Your dryer fan will only force air and moisture approximately 15 feet. This fan forces air outside of unit.
What maintenance is required for my dryer?
In order to maintain adequate air flow through the clothes dryer lint trap, periodic maintenance must be performed. Pull down the lint trap cover in the ceiling at least once per week and manually remove all lint that has accumulated so that it does not block the air passage being vented to the outside. Clean dryer lint trap after each load.
Aside from changing the filter, what other maintenance is required for my heating/cooling system?
The blower motor of your home heating/cooling system should be cleaned and oiled with a good grade SAE 20 oil annually. Normally a few drops of oil in each bearing is sufficient. Many residents arrange for a contractor to perform this maintenance plus cleaning of exterior air conditioning unit grills. Check the preferred vendor list on the website to find a contractor who has experience with these units.
The glass in my window is broken. Who is responsible to repair it?
It depends on how it was broken. Check with the Property Manager.
My casement window does not operate well, who is responsible to repair it?
Hardware repairs on casement windows will likely be repaired by the Corporation at no expense to you under normal wear and tear conditions. Check with the Property Manager.
Where can I purchase a motor for the exhaust fan in my bathroom or laundry room?
Call the Property Manager as our electrician may have access to this part.
Why is there a gap around my corridor entry door?
The gap around the corridor entry door serves as a source of air and helps maintain the air circulation in your unit. Keep the gap clear of obstructions. Do not install weather stripping around the corridor entry door as it inhibits the flow of fresh air and interferes with the positive pressures in the hallway, which prevents odours from units getting into the hallway. It also helps eliminate humidity in the unit.

My kitchen light cover is broken. Where can I get a replacement? Seems like it is custom made. What is the measurement of florescent light and where can I get it?
The property manager has sourced the kitchen light fixture as it is custom ordered. Call the Property Management Office and we can order or sell it to you at our cost.
