Front Entrances & the Central Courtyard Area
I planted flowers in the front yard but they were trimmed by the landscaper. What should I do?
Although the landscaper is not responsible for working on your exclusive use front yard, they will sometimes trim plants that are growing out of control in an effort to help. Some owners appreciate this while others do not. We will instruct the contractor to not touch anything in the front yards, other than the hedges. However, mistakes do happen.
The landscaper did not remove a dead tree and plant a new one. Who should we notify?
Contact the Property Manager regarding the dead tree and when we have more than one to remove we will tend to yours. A replacement may not be planted immediately depending on the time of year. Discuss this with the Property Manager if you have concerns.
After the winter season the stairs and landing are chipped and broken. Why does this happen?
The stairs do chip after a hard winter and the coating on the landing does peel off. Most of the landing problems are caused by mats or carpet on the landing that hold moisture in the concrete. We are now taking a different approach with the concrete problem. We are going to waterproof the concrete to prevent water from getting in and causing it to fall apart due to the freeze/thaw cycle of winter weather. Hopefully over a few years we can waterproof all the stairs and landings and prolong the life of the concrete. Also, please ensure you do not use a mat outside if you reside in one of the multi-level upper units.
The eaves trough is broken and water came through the hole along the outside wall down to the ground. Should we be concerned about leaking?
This is not a great concern as we eventually repair the troughs. Water landing on the ground will not cause any problems to the foundation as long as the drainage systems in place are working properly.
The garden sprinkler is too strong and sometimes sprays in the wrong direction toward the wall. Should we be concerned about leaking?
Informing the Property Manager of this will assist him in having the irrigation contractor re-align the spray heads to obtain a more economical use of the water.
We found lot of ants crawling in the unit during the spring time. We also found bee hives and wasps nests near the balcony area. What should we do?
When the weather turns warm earlier in the year, insect population and activity increases. Unfortunately, there is no way to get away from these pesky insects and we have to learn to live with them. If you have a large swarm of bees or wasps, contact the Property Manager to investigate since this may indicate the presence of a nest or hive. As for the ants, using a bit of ant spray around the front door of the unit will help. Bungalows tend to experience more ant populations than other units because the ants thrive in the sand between the interlocking bricks.
Light bulbs burn out in the outside lamp posts. What should we do?
Call the Property Management Office and they will arrange to have the bulb replaced. Security, the Superintendent and the Property Manager all try to spot these burned out lights on their rounds of the property and appreciate the notification if they miss a few.
